Rental Qualifications
In order to be approved for a rental, tenants must meet the conditions.
5 days prior to rental we must have received:
- Security Deposit equal to one months rent.
- One month’s rent and any prorated rents. (All rent is due on the first of the month, if you move into a property after the first you must pay the prorated amount plus the first month’s rent)
- An application fee of $50 per person over the age of 18
- Pet fee of $250 if applicable
- Valid e-mail address and cell phone number
- Copies of last two pay stubs. Rent must not account for more than 40% of monthly take home income
- Copies of valid Drivers License
- Provide work and rental references
- Be able to pass a credit check with a score of 640 or higher
- Be able to pass a criminal background check
- Be able to show no eviction or skips on background check.
Should your credit be in bad shape due to a foreclosure or extenuating circumstances then you may still qualify for the rental if your ability to pay and references are good. You may be required to produce an additional 50% security deposit.
Should you wish to reserve a property more that 21 days prior to moving in we will require a non-refundable deposit of $300. The deposit will be applied to your account upon signing of the lease and will be forfeited to Hamilton Realty as damages for taking the house off the market if you do not rent the property.
All deposits and rents at time of lease signing must be in the form of cashier’s check, money order or cash. Personal checks will not be accepted for move in funds.
All applicants over the age of 18 must complete an application form
Applicants will be notified within 72 hours if their application was successful.
